Representing You in Finding Your Home!
The second step to buying a home is made by your real estate agency. Tri-Star Realty researchs homes for sale on the MLS (Multiple Listing Service) that meet your specified criteria. You the buyer, must give the real estate agency the authority to look for a home with your specified criteria. The authority is given by filling out the standard (Buyer Broker Representation Agreement) Form BR-11. There is no cost to you the buyer, when a buyer broker finds a home listed in the MLS (Multiple Listing Service). The listing broker is offering part of his commission as compensation to any real estate broker who brings a buyer.

Opening and Closing Escrow
The third step in buying a house is the opening and closing of escrow. Once the seller excepts your offer Tri-Star Realty will submit the Purchase Agreement Contract along with your deposit to an escrow office. This is called the legal date of escrow opening. Your representative from Tri-Star will help schedule inspections for you, provide you with the 26 or more legal documents that make up a real estate sale transaction. Your representative will have the seller, to provide the document on total disclosure condition of property . The termite inspection report as well as all environmental hazard reports required by the State of California are submitted to you and escrow. We will follow up to ensure the escrow office is on schedule to close escrow on time.

A Buyer's Broker is a real estate broker who has agreed to represent the buyer exclusively in a real estate transaction.

Always Know How Much House You Can Afford Before Looking to Buy.
The first step to buying a home is finding out how much house you can afford. Obtain the services of a real estate agency, that can help you fill out a pre-qualification form. The form gives you and the real estate agency a financial profile, information on income, debt and cash assets. Assessment of these three items through a debt to income ratio formula determines the amount of mortgage your income can support. Tri-Star Realty then, gives you a list of lenders to approach to fill out a loan application. The lender, will give you a letter of pre-qualification for a specified loan amount to give to Tri-Star Realty. Tri-Star Realty, will show listing brokers representing sellers that you are a qualified buyer, and your offer to buy their client's house is backed up by a lender! If needed Tri-Star then begins negoiating to acquire the house for you.
